Research standard

Confidence should come from evidence.

This is the publication framework RumaRumah will use before a property, location or developer claim appears as established fact.

Four evidence labels

Verified fact: supported by a primary or official record that can be identified and dated.

Attributed statement: a claim made by a named developer, owner, resident, professional or other accountable source.

Estimate: a calculation or interpretation whose inputs, formula and assumptions remain visible.

Unknown: a material question that has not yet been established. Unknown is not converted into “likely” for marketing convenience.

Property listing checks

  • Authority and current availability
  • Address, title and tenure information
  • Built-up or land area and the document it comes from
  • Asking price separated from completed transaction evidence
  • Maintenance, sinking fund and known recurring charges
  • Material restrictions, defects or conditions disclosed by the accountable party

Location research

Location modules should show where their conclusions came from. Straight-line proximity, map-route estimates, observed travel times and resident experiences are different types of evidence and will be labelled accordingly.

Lower-bound rule

If a search method can only observe some businesses, routes, transactions or complaints, the result will be presented as “at least” the observed amount—not a complete total.

Price and market information

Completed transactions, advertised prices, developer price lists and professional opinions will never be blended into a single unlabeled number. Each source will carry its observation date because property information changes.

Community feedback

Feedback must state the contributor’s relationship to the place—such as resident, owner, tenant, visitor or nearby business—and when the experience occurred. Relevant critical feedback is part of the record. Promotional testimonials are displayed separately.

Corrections

When material information changes, the platform should preserve the correction date and update the relevant module. A future public correction channel will be added before live listings are accepted.
