Home-loan guide · Malaysia

The lowest advertised rate is not always the best loan for you.

Compare how the financing works, what flexibility costs, whether you can redraw extra payments, and how your instalment may change when the benchmark rate moves.

Official bank pages checked 13 October 2026

Start with your behaviour. A full-flexi loan can be valuable if you regularly keep spare cash in the linked account. If you will not maintain that balance, a simpler product with fewer conditions may be easier to manage.

Four structures you will commonly meet

Term loan

Useful when: you want a straightforward monthly schedule.

Watch for: extra payments may not be easily withdrawable; check prepayment and early-settlement terms.

Semi-flexi

Useful when: you make occasional extra payments to reduce interest.

Watch for: redraw may need a request and may carry a fee, minimum amount or processing time.

Full-flexi

Useful when: you keep salary or spare cash in a linked current account and may need access to it.

Watch for: linked-account or monthly charges, withdrawal rules and the discipline needed to keep the offset balance.

Islamic home financing

Useful when: you want Shariah-compliant financing and prefer its contractual structure.

Watch for: the effective profit rate may still move with SBR; read the ceiling rate, rebate on early settlement, fees and takaful terms.

This is a feature comparison from public product pages, not a ranking. Your offered rate, margin and approval depend on the property, income, credit assessment and current campaign.

Bank / public productPossible advantageConsider carefully
BSN MyFirstHomeDesigned for first-home buyers, including self-employed, gig and variable-income applicants. BSN lists financing from RM25,000 to RM300,000, up to 100% margin including stated protection, and tenure up to 35 years. The RM300,000 financing ceiling limits the property range. Approval still depends on repayment ability and the full eligibility rules. Official page

Maybank MaxiHome FlexiMaybank's disclosure sheet describes a mortgage with additional-payment flexibility, which may help disciplined borrowers reduce interest while keeping some access to funds.Check the current linked-account requirement, fees, redraw mechanics, lock-in and exact offered spread. Do not assume every Maybank home-loan package has identical flexi features. Official disclosure sheet
Hong Leong MortgagePlusThe linked current-account balance automatically offsets the principal used for daily interest calculation, which can suit buyers who keep meaningful cash in the account. The benefit depends on maintaining the balance. Compare account charges, withdrawal access, lock-in, offered rate and whether a simpler term loan would cost less for your habits. Official page
Bank Islam Home / Property Financing-iShariah-compliant financing with an effective profit rate linked to SBR and a stated ceiling profit rate. The current disclosure sheet covers purchases, properties under construction and refinancing. The effective rate can rise or fall with SBR. Read the sale price, ceiling rate, ibra' or rebate terms, agency fee, takaful, valuation and cancellation costs. Official disclosure sheet
A “pro” is only useful if you use it.

Paying for flexibility that you never use can be worse than choosing a simpler facility. Ask each bank for a written illustration using the same property price, loan amount and tenure.

Compare every written offer on the same page

  • Effective rate or profit rate: SBR plus the bank's spread—not just a promotional number.
  • Rate sensitivity: the instalment at today's rate and after a 1% or 2% increase.
  • Margin of financing: how much is for the property and how much finances legal fees, valuation or insurance/takaful.
  • Lock-in and settlement: the penalty, period and exceptions if you refinance or sell early.
  • Flexi mechanics: whether extra money reduces principal immediately, how redraw works, and every monthly or transaction fee.
  • Protection: MRTA/MRTT versus MLTA/MLTT, coverage amount and term, who owns the policy, and whether the premium is financed.
  • Total cash and total repayment: not only the first month's instalment.

Prepare a clean application file

Requirements differ, but official bank pages commonly list identification, booking form or SPA, and income evidence. Salaried applicants usually provide recent payslips, salary-crediting statements and EPF records. Commission or self-employed applicants may need six months of income or business statements, business registration and tax filings.

Check your eCCRIS report before applying. Do not submit altered documents, and do not allow an unauthorised third party to “improve” your figures.

Questions worth asking every banker

  1. What is the exact effective rate today? Ask for SBR plus spread and a dated illustration.
  2. What changes when OPR changes? Will the instalment rise, the tenure extend, or both?
  3. Is there a lock-in period? Ask for the penalty formula and when it does not apply.
  4. How do extra payments and redraws work? Ask about minimums, notice periods, app access and charges.
  5. Which costs are financed? Separate the property loan, insurance or takaful, legal costs and valuation.
  6. What must I maintain? Current account, salary crediting, insurance, card or other package conditions.
